Approved: Two storey extension in Bournemouth

Design & Development Associates have secured planning permission for a two storey side extension and internal alterations to a detached dwelling in Bournemouth.

Our clients wanted to undertake a two storey extension for a larger kitchen dining area with two bedrooms and a bathroom at first floor level. They also wanted a new porch to be designed and an integral garage as their existing garage would be lost as part of the extension.

As part of Bournemouth’s Design Guide they request side extensions to be set back by around 1m to allow extensions to be subsidiary from the main elevation. As part of our design proposal we set the first floor back by 1m to allow for an attractive pitch over the garage, and help reduce the massing created by this extension. We also set the extension off the boundary by over 1m to allow for separation between dwellings and avoid a cramping effect.

The proposal required a Householder Planning Application as the size of the proposal was outside the scope of permitted development. In order for us to produce the required plans we undertook a measured survey to produced existing floor plans and elevations to show the council the current arrangement. We then undertook a design proposal and submitted this to Bournemouth Borough Council as a planning application.

As part of our planning package we manage all the applications, allowing us to engage fully with the planning officer from an early stage. As part of this the planning officer requested a street scene to help them reach a decision on the application and we subsequently submitted this information. Upon receipt of this, it was clear all parameters of the council’s design guide had been followed, so the application was approved.
