Design & Development Associates have secured planning permission for a two storey side & rear extension and single storey front extension to a detached dwelling in Bournemouth.
Our clients wanted to undertake a two storey side and rear extension to increase the footprint of the bedrooms & add an en-suite. At ground floor level our clients were seeking to add a utility, WC and a garage to provide them with much needed space. They also wanted a new porch to be designed utilising the existing bay window roof-line to provide continuity of design.
As part of Bournemouth’s Design Guide they request side extensions to be set back by a minimum of 1m to allow extensions to be subsidiary from the main elevation. Given that this character property had a large feature window to the side, we opted to start the extension behind this window to retain this original feature and reduce the impact on the street scene.
The proposal required a Householder Planning Application as the size of the proposal was outside the scope of permitted development. In order for us to produce the required plans we undertook a measured survey to produced existing floor plans and elevations to show the council the current arrangement. We then undertook a design proposal and submitted this to BCP Council as a planning application.
As part of our planning package we manage all the applications, allowing us to engage fully with the planning officer from an early stage. It was clear early on within the application all parameters of the council’s design guide had been followed, so the application was approved.
We have since worked with the clients to produce Building Regulation compliant plans and we have obtained full approval from Building Control for the extension. Work is expected to start in January 2020 for this development.
