Hip To Gable Loft Conversion & Rear Extension In Upton
Last year Design & Development Associates obtained a planning approval for a 5 meter rear extension with a hip to gable loft conversion over. The application, which was submitted to Purbeck District Council received a planning approval under delegated powers to great delight to our client. Since this approval, the building work started shortly after and we are pleased to say that it is nearing completion. Attached to this article are images throughout the process from foundations up to second fix. We are pleased to report that the client is thrilled with the finished design and we can add this site to the long list of successful projects we have completed to date. By undertaking these works, the client has benefited from an enlarged lounge/kitchen and a huge master bedroom with an additional bedroom and bathroom at first floor level. These works have transformed the two bedroom bungalow into a fully refurbished four bedroom property. We have seen a huge increase for hip to gable loft conversion and/or rear extension over the past few months. The main reasons they are so popular are: In some cases works fall under Permitted Development; The front elevation can remain unchanged as the majority of works are to the rear; A bungalow can provide up to two additional bedrooms with a bathroom (subject to size); Increase in the ground floor footprint, often meaning a much needed large kitchen/living/diner can be created; With clever design, parts of the existing structure can be utilized in order to keep build costs down. Due to changes in Permitted Development legislation hip to gable loft conversions and rear extensions can now be achieved under permitted development. There are strict caveats to this allowance, for example up to a maximum of 50m3 of additional volume can be created and the first floor extension must not extend further than 3 meters to name but a few. Design & Development Associates have recently secured planning approval for the conversion of a three storey Victorian building into flats. The property, based in Charminster, is currently a large residential unit which the client wanted to separate into smaller dwellings. We undertook an initial survey and produced a proposal which achieved the clients requirements with minimal internal & structural alterations. After submitting to the council we successfully handled the Section 106 agreement on behalf of our client, and just escaped the affordable housing contributions which are now active again. After receiving the planning approval, we were then instructed to produce the working drawing package detailing all the building regulations requirements the client must meet in order to receive a Building Control approval. Design & Development Associates have secured another approval for a two storey side extension in Poole. The client approached us after being recommended to design and handle the householder planning application. After an initial consultation to assess the client’s needs, which included larger bedrooms and a larger lounge/sitting area, we undertook a design to meet their requirements. The application was then promptly submitted to Poole Borough Council for assessment. Although the extension was in close proximity to the boundary, we successfully negotiated an approval on behalf of our client. Consequently we have also been appointed to undertake a detailed Building Regulations Drawings and we look forward to working with the client for an approval. Design & Development Associates have secured another planning approval in Hightown for a two storey side extension. The client approached us wanting additional accommodation with ideally a Juliet balcony overlooking the rear garden area. The buildings were naturally staggered so our designers undertook a site assessment and felt the scheme was viable, so undertook planning application drawings and submitted to the Local Authority. Our designers also made an assessment of the street scheme and took design cues from neighbouring properties to ensure the enlarged property did not look overbearing which was noted by the Local Authority. The planning application was approved under delegated powers and we successfully secured the additional space our client was after.
