Our client was seeking to extend their kitchen and create a utility area, as well as adding an additional habitable room for an office with a shower room. By extending to the side, we were able to increase the width of the existing kitchen, and add a gallery style utility for the noisy white goods. Off this utility was access into a new office with a shower room, and the office benefitted from a vaulted ceiling with Velux windows, and a window overlooking the drive. Providing there are no previous extensions to consider, side extensions often fall under Permitted Development as long as they are no more than half the width of the original house. Our client was seeking to extend their kitchen and create a new dining area. They wanted the space to be open plan with lots of light, ideally with a sky lantern within the roof as a contemporary feature. Reviewing the brief we suggest a flat roof extension allowing for a vaulted sky lantern to provide an abundance of natural light and this can be located centrally within the room as a feature. We then opted for french doors with demi-panels (which look similar to bi-folds) and a high level obscure window on the north side of the extension. Our clients wanted to undertake a two storey side and rear extension to increase the footprint of the bedrooms & add an en-suite. At ground floor level our clients were seeking to add a utility, WC and a garage to provide them with much needed space.  They also wanted a new porch to be designed utilising the existing bay window roof-line to provide continuity of design. As part of Bournemouth’s Design Guide they request side extensions to be set back by a minimum of 1m to allow extensions to be subsidiary from the main elevation. Given that this character property had a large feature window to the side, we opted to start the extension behind this window to retain this original feature and reduce the impact on the street scene. The proposal required a Householder Planning Application as the size of the proposal was outside the scope of permitted development. In order for us to produce the required plans we undertook a measured survey to produced existing floor plans and elevations to show the council the current arrangement. We then undertook a design proposal and submitted this to BCP Council as a planning application. Our client had previously engaged a rival firm to produce plans for two bedrooms and a bathroom within their loft void for additional living space.
